If you're looking for a home that gives you space, quiet, and access to the outdoors — but still puts you within a short drive of everything Richmond has to offer — Varina deserves your attention. This unincorporated community in eastern Henrico County has a character all its own: part rural Virginia, part river country, part hidden gem.

What's the Vibe in Varina?

Think wide lots, mature trees, and homes that sit back from the road with actual yards. The area runs along Route 5 and Osborne Turnpike in eastern Henrico, stretching toward the James River and Charles City County.

It's not a planned subdivision with a clubhouse and a HOA newsletter. It's an established, laid-back area with a mix of ranch homes, older properties on large lots, and some newer construction tucked in. The median lot size is noticeably bigger than what you'll find closer to the city, and many homes sit on quarter-acre to half-acre parcels.

How Far Is It from Richmond?

Varina sits roughly 10 miles southeast of downtown Richmond. By car, you're looking at a 15-to-20-minute commute to the city center via I-295, Route 5, or I-895. Most days, traffic heading into Richmond from this side flows well — you're not fighting the same congestion that comes from the western suburbs. Access to the interstates is easy from nearly anywhere in the area, which makes daily commutes and weekend trips surprisingly convenient for a community that feels this rural.

For anyone working at Fort Gregg-Adams (formerly Fort Lee), the drive south is about 35 to 40 minutes via I-295. That's a manageable commute, and one of the reasons military families relocating to the area take a serious look at Varina.

The Lilly Pad and Local Dining

One of Varina's best-known spots is The Lilly Pad, located right on the James River at 9680 Osborne Turnpike. It's Richmond's only waterfront bar and restaurant on the James, and it's a genuine local institution.

The menu leans into Southern and coastal fare — think crab legs, fried oysters, brick oven pizza, and a cheeseburger made with local beef. On Saturday nights there's live music, and every Thursday it turns into a salsa dancing spot. The outdoor patio overlooks the river and a working marina. It's the kind of place where you grab dinner on a Friday evening and end up staying until the sun goes down.

Beyond The Lilly Pad, the Laburnum Avenue corridor (about 10 minutes west) has Publix, Kroger, Lidl, and several fast-casual options for weeknight dinners. Bono's Caribbean on Williamsburg Road is also worth checking out if you want something different.

The Virginia Capital Trail Is Right There

If you're into biking, running, or just walking without having to drive somewhere first, this is a big deal. The Virginia Capital Trail — 52 miles of paved path from Richmond to Williamsburg — has trailheads in and around Varina. You can literally ride your bike from your house to the trail and head in either direction.

It's one of those amenities that doesn't show up on a property listing but genuinely shapes how people spend their weekends. Families, solo riders, and groups of friends use it year-round. It's flat, paved, and well-maintained.

What About Grocery Stores and Errands?

You don't have to drive far for the basics. Here's what's nearby:

• Food Lion — Two locations on New Market Road and Williamsburg Road (5–10 min)
• Publix at White Oak Village — S Laburnum Ave (10 min)

The White Oak Village area also has restaurants, a gym, and other retail. And for a quick bite, there's a Dairy Queen nearby that's become something of a local favorite — easy to swing through on the way home or grab a treat on a weekend afternoon.

Schools in the Area

Varina is part of Henrico County Public Schools, one of the larger districts in the Richmond metro. The local schools include Varina Elementary and Varina High School. Henrico County as a whole is known for its strong public school system, and families moving from out of state often choose it specifically for the schools.

Why Buyers Love Varina

• Space. Bigger lots, bigger yards, and room for a pool, workshop, or garden — without paying city prices.
• Quiet. Less traffic, less noise, fewer neighbors stacked on top of each other.
• Outdoor access. The Capital Trail, James River frontage, and nearby parks like the 1,184-acre Wilton Farm property give you recreation without a road trip. Taylor Park has a skate park and the local YMCA is right at the end of the road, and Dorey Park hosts a farmer's market, seasonal events throughout the year, a splash pad, a fishing pond, and a dog park — so there's always something going on close to home.
• Value. You get more home and more land for your money compared to western Henrico or the city.
• Commute. 15–20 minutes to downtown Richmond. Not bad for what you get in return.

The Bottom Line
